About

Founded by Jeff Warmoth, a leader in California and Nevada residential mixed-use development, 38 North is committed to creative residential land planning and architectural design.

Every 38 North community is planned to be an asset to the existing community, with a commitment to quality, sustainable design, and neighborhood engagement. At 38 North, we have earned recognition for our innovative development concepts and collaborative approach to place-making.

38 North works together with local governments, financial partners, neighboring landowners, architects, design professionals, and existing and future residents to create highly desirable communities where people are proud to live.

38 North and its partners acquired, planned, entitled, and developed some of California and Nevada's most respected residential communities. Reputation, experience, and relationships are the hallmark of 38 North’s success.

Jeff has almost four decades of experience in law, investment banking, land planning, product development, entitlement, land development, and homebuilding.

Jeff has been directly responsible for the land planning, product planning, community engagement and governmental entitlement for projects that will, upon completion, total over 900 units of in-fill residential and mixed-use projects in the San Francisco Bay Area, including, securing all of the required land use entitlements for the redevelopment of Downtown Sunnyvale (the former Sunnyvale Town Center Mall). In addition, Jeff was directly responsible for the acquisition, land planning, product planning, community engagement and CEQA processing for The Junipers, a 536-unit active adult (55+) community in San Diego.

Prior to his real estate investment, development and homebuilding experience, Jeff practiced law with a specialization in transactional and land use real estate matters. Jeff is a licensed California real estate broker and a member of the California State Bar. Education: University of Illinois, B.S., with honors; University of Virginia, J.D., with honors. Jeff is a former Chairman of the Planning Commission for the City of Los Altos.
